Atwood Vacations Property Management Accounting Service
ATWOOD VACTIONS’ Property Management system combines accounting, maintenance and housekeeping tracking all of the activity on your Edisto Beach home in detail. We have up-to-the-minute reporting available for guest information, guest deposits, charges and payments, maintenance work performed, vendor charges, payments…virtually all transactions related to your vacation rental home. Our year-round Accounting Team is located in our office working side by side with our Rental Managers, eager to assist you with any questions.
ATWOOD VACATIONS Accounting Services Include:
- Monthly statement indicating all activity such as dates of reservations, guest names, monies paid, management fees, itemized expenses
- Year-End Annual statement sent to homeowners
- Annual 1099 sent to homeowners for tax purposes
Atwood Vacations Inspection Program
Obviously, opening up your home and offering it to the public as a vacation rental entails some unavoidable risk of damages or theft. ATWOOD VACATIONS recognizes these risks by renting only to family groups (which are statistically much safer) and has a very successful Inspection Program. After your guest depart, a qualified ATWOOD VACATIONS Inspector will inspect your home and report anything missing, damaged or needing cleaning or repairs. We have a two part inspection system where the home is being inspected for damage by the cleaning staff as well as the inspector. Every effort is made that the same cleaning crew is assigned to your home throughout the rental season. Our inspectors will also inspect for damage, as well as, the performance of the housekeepers to ensure the home is cleaned to our standard and ready for the next guest. Our Inspection Program allows any unfortunate damages to be caught right away – and also hold the appropriate tenant responsible.
Atwood Vacations Edisto Beach Rental Home Maintenance Services
ATWOOD VACATIONS’ guests expect a well maintained home when they arrive for their vacation. A positive experience will motivate a guest to return to your home year after year and helps promote referrals! Our goal regarding maintenance is to make needed repairs to homes in a timely manner. If the problem affects the guest use or enjoyment of the property, we strive to provide same-day-service.
Competent, reliable and trustworthy technicians staff ATWOOD VACATIONS’ Maintenance Department, as well as dependable contract services. If our Technicians can’t fix it, we have a comprehensive list of local vendors who specialize in all venues of property maintenance.
The more we know about your home and your preferences regarding maintenance, the better we can offer care. Our Preferred Property Consultant will happily discuss any special concerns you may have regarding the maintenance of your home.
ATWOOD VACATIONS is pleased to introduce our Exclusive Maintenance Program to our valued Edisto Beach rental home owners. All in-house maintenance labor will be provided at A NOMINAL COST or NO ADDITIONAL COST to you for the following services.
The following extra services are provided at NO ADDITIONAL COST provided the homeowner has the supply stocked in their home for our inspection staff:
- Install smoke detector and remote batteries during home inspections.
- Install HVAC filters during inspection and change light bulbs.
- Winterization and De-Winterization Services
- Hurricane Preparation in securing exterior items that may blow around in a storm.
- Annual Inventory Inspection and Upgrade/Marketability Evaluation
- Free installation of annual stock of mattress pads, pillowcase covers, HVAC filter stock, light bulbs, and batteries. We offer volume discounts for homeowners for the purchase of supplies.
